This building is in compliance the NYC zoning code in terms of setbacks, sky exposure plane, FAR, height limits, and bulk regulations. It combines the traditional feel of a 19th century brownstone on the street with the modern amenities of a new building in the rear of the lot. It is a mixed-use building with a bakery-cafe on the ground floor and residential units above, some of the units will be affordable. Because 5 or fewer parking spaces are needed with this building, parking regulations are waived for the property. The building features solar panels above for energy, as well as a greenhouse for growing produce, and a penthouse with private patio. The rear yard is outdoor space for the bakery.
